These Terms and Conditions apply to customers who request, schedule, approve, receive, or pay for plumbing-related services through Southeast Drains LLC, including services that may be coordinated with or performed by our licensed plumbing partner, Plumbers Unlimited.
By requesting service, scheduling an appointment, approving an estimate, allowing work to begin, using our website, communicating with us, or paying an invoice, you agree to these Terms and Conditions.
Companies Covered by These Terms
These Terms are intended to cover the customer service relationship involving Southeast Drains LLC and partnered plumbing services provided through Plumbers Unlimited, where applicable.
Southeast Drains LLC
Service Role: Plumbing service requests, customer coordination, scheduling support, service communication, invoicing support, and related plumbing service assistance.
Plumbers Unlimited
Service Role: Licensed plumbing partner that may perform, supervise, permit, or support plumbing work when a licensed plumbing contractor is required.

For purposes of these Terms, the words "Company," "we," "our," and "us" may refer to Southeast Drains LLC, Plumbers Unlimited, or both, depending on the service requested, the company performing the work, the company issuing the estimate or invoice, and the legal licensing requirements for the work.
Services
Services may include, but are not limited to: drain cleaning, leak repair, plumbing troubleshooting, plumbing repairs, fixture-related service, pipe-related service, emergency plumbing assistance, residential plumbing service, commercial plumbing service, and other plumbing-related services agreed upon in writing or approved through an estimate, invoice, work order, text message, email, or other written communication.
Specific services offered include:
- Leak repair & drain cleaning
- Pipe installation & replacement
- Toilet repair & installation (including float replacement)
- Sink installation & vanity pop-up drain replacement
- Water heater repiping
- Main shut-off valve replacement
- Backflow repair & replacement
- Tamper-resistant GFCI replacement
- PVC drain & P-trap replacement
- Residential & commercial plumbing service
- Emergency plumbing calls
Some services may require a licensed plumbing contractor, permits, inspections, specific materials, or additional labor. When applicable, Southeast Drains LLC may coordinate with Plumbers Unlimited or another properly licensed provider to ensure the work is handled appropriately.
Trip Charge
A $85 trip charge applies to service visits unless otherwise stated in writing. The trip charge covers the time, travel, and availability required to come to the service location and assess or begin addressing the requested plumbing concern.
The trip charge is separate from repair, replacement, material, equipment, permit, disposal, after-hours, emergency, or additional labor charges unless a written estimate or invoice states otherwise.
If the customer cancels after the technician or service representative is already en route, arrives at the property, or is unable to access the property due to customer-related issues, the trip charge may still apply.
Estimates, Diagnosis & Authorization
Any initial pricing, online information, text message, phone discussion, website description, or general service range is not a final price unless confirmed in a written estimate, invoice, or work authorization.
Plumbing issues may change once walls, cabinets, floors, fixtures, drains, or concealed areas are accessed. Additional issues such as corrosion, improper prior repairs, hidden leaks, code-related issues, damaged parts, blocked lines, water damage, or unsafe conditions may affect the final scope and price.
No repair or replacement work is guaranteed to be completed for the trip charge alone. Work beyond the trip charge may require customer approval before proceeding.
Customer approval may be provided by signature, text message, email, verbal authorization, online acceptance, payment, or allowing the work to begin.
Payments, Invoices & Past-Due Balances

Payment is due according to the terms stated on the estimate, invoice, payment link, or written agreement. Unless otherwise agreed in writing, payment may be due upon completion of the service visit, completion of the approved work, or receipt of the invoice.
Accepted payment methods may include online payment links, credit card, debit card, ACH, check, cash, or other approved methods. Returned payments, chargebacks, or failed payments may result in additional fees where permitted by law.
Past-due balances may be subject to collection activity, late fees, attorney fees, court costs, and other lawful recovery costs if permitted by applicable law and any written agreement between the parties.
Customer Responsibilities
The customer agrees to provide safe and reasonable access to the service location, including access to plumbing fixtures, shut-off valves, cleanouts, water heaters, electrical areas, crawl spaces, mechanical rooms, utility areas, and other areas related to the service request.
The customer is responsible for removing personal items, clearing work areas, securing pets, ensuring an authorized adult is available if required, and notifying us of any known hazards, property restrictions, building rules, parking restrictions, gate codes, water shut-off requirements, or access limitations.
The customer represents that they are the property owner, tenant, property manager, authorized agent, or other person with legal authority to request the service and approve work at the property.
Scheduling, Cancellations & Emergency Requests
Service windows are estimates and may be affected by traffic, weather, emergency calls, parts availability, job complexity, prior appointment delays, building access, or other conditions outside our control.
Emergency service may be available, but availability is not guaranteed. Additional fees may apply for after-hours, weekend, holiday, urgent, or emergency service calls.
If a customer cancels, reschedules, refuses access, is unavailable, or fails to provide necessary information after a service visit has been dispatched, the trip charge or other reasonable charges may apply.
Permits, Code Compliance & Licensed Work
Certain plumbing work may require permits, inspections, licensed contractor involvement, code-compliant materials, or additional work to bring existing conditions into compliance. If a permit or licensed contractor is required, the work may be performed, supervised, or coordinated through Plumbers Unlimited, license number CFC-1432160, or another properly licensed provider.
Existing plumbing systems may contain prior defects, unpermitted work, improper installation, damaged materials, hidden leaks, code violations, or unsafe conditions. Unless specifically included in the written scope of work, correcting pre-existing conditions is not included.
Materials, Parts & Fixtures
Parts, materials, and fixtures may be customer-provided or company-provided depending on the service request and approved estimate. Customer-provided materials are not covered by our material warranty and may result in additional labor, compatibility issues, delays, or limitations.
If a customer-provided part, fixture, or material is defective, missing components, incompatible, previously used, damaged, or not code-compliant, additional charges may apply and service completion may be delayed or declined.
Limitations of Service & Liability
Plumbing services often involve existing systems, concealed piping, unknown conditions, water pressure, drainage issues, building age, prior repairs, and conditions outside our direct control. We are not responsible for pre-existing defects, hidden damage, mold, structural damage, electrical issues, cabinet damage, flooring damage, wall damage, pipe deterioration, root intrusion, improper prior work, or other conditions not directly caused by our negligence.
To the fullest extent permitted by law, our liability is limited to the amount paid by the customer for the specific service giving rise to the claim. We are not responsible for indirect, incidental, special, punitive, or consequential damages, including loss of use, lost profits, business interruption, tenant claims, rent loss, or inconvenience.
Nothing in these Terms is intended to limit any rights that cannot legally be limited under applicable law.
Warranty & Workmanship
⚠️ IMPORTANT WARRANTY NOTICE
Stoppages and clogs are not warrantable issues. Warranty coverage excludes drain stoppages and blockages. Drain stoppages and clogs may recur due to pipe conditions, buildup, root intrusion, grease, foreign objects, or other factors outside our control. A drain clearing service does not warrant that the drain will remain clear or that a stoppage will not recur.
Any warranty on labor, parts, materials, or fixtures must be stated in writing on the estimate, invoice, work order, or written warranty document. Warranty coverage may vary depending on the type of work, parts used, customer-provided materials, manufacturer warranty, property condition, and whether the issue results from misuse, neglect, unrelated failures, clogs, corrosion, water pressure, improper maintenance, or changes to the plumbing system after service.
Warranty coverage may be void if another person or company modifies, repairs, removes, damages, or alters the work after completion.
Non-Warrantable Items
The following are expressly excluded from any warranty coverage provided by Southeast Drains LLC:
- Drain stoppages, clogs, and blockages — including recurring stoppages after drain cleaning service
- Pre-existing plumbing defects or conditions not caused by our work
- Damage caused by customer misuse, neglect, or unauthorized modifications
- Customer-supplied parts, fixtures, or materials
- Issues arising from root intrusion, grease buildup, foreign objects, or pipe deterioration
- Normal wear and tear
- Issues caused by changes to the plumbing system after our service is completed
Communications & Consent to Contact
By requesting service, you agree that Southeast Drains LLC, Plumbers Unlimited, and their representatives may contact you by phone, text message, email, online form, or other communication method regarding your service request, estimate, appointment, invoice, follow-up, or related customer service matter.
You are responsible for providing accurate contact information and notifying us if your phone number, email address, service location, billing information, or authorized contact changes.
SMS / Text Messaging Terms
This section governs our A2P (Application-to-Person) SMS messaging program and is required for 10DLC compliance under The Campaign Registry (TCR), CTIA guidelines, and the Telephone Consumer Protection Act (TCPA).
SMS Program Description
Southeast Drains LLC may send SMS and/or MMS text messages to customers and service requesters using standard 10-digit local phone numbers (10DLC). These messages may include: service request confirmations, appointment scheduling and reminders, arrival notifications, estimate and invoice communications, service follow-ups, and other plumbing service-related communications.
Southeast Drains LLC does not send unsolicited marketing text messages. Messages are limited to service-related communications directly related to your plumbing service request or ongoing service relationship.
How You Opt In
You opt in to receive SMS messages from Southeast Drains LLC by providing your mobile phone number and submitting a service request form, calling or texting us to initiate a service inquiry, or otherwise providing your phone number in connection with a plumbing service request and indicating agreement to receive text messages.
Your consent to receive SMS messages is not required as a condition of purchasing any goods or services. Consent to receive SMS is separate from any consent to receive emails or phone calls.
Message Frequency
Message frequency varies. You may receive one or more text messages per service request depending on scheduling, confirmation, and follow-up needs. You will not receive recurring automated marketing blasts. Messages are triggered by your service request and related service activity.
Message & Data Rates
Message and data rates may apply. Standard SMS and data rates from your mobile carrier may apply to messages sent and received. Southeast Drains LLC is not responsible for any charges assessed by your mobile carrier.
How to Opt Out (STOP)
You may opt out of receiving SMS messages from Southeast Drains LLC at any time by replying STOP to any text message you receive from us. After opting out, you will receive a single confirmation message and no further SMS messages will be sent, except as required by law. To re-subscribe, you may text START or submit a new service request.

Supported Carriers
SMS messaging is supported by most major U.S. mobile carriers including AT&T, T-Mobile, Verizon, Sprint, Boost Mobile, U.S. Cellular, MetroPCS, and others. Carrier support is not guaranteed for all devices or plans. Southeast Drains LLC is not liable for message delivery failures due to carrier restrictions, network issues, or device limitations.
SMS Liability Disclaimer
Southeast Drains LLC is not responsible for any delays, failures in delivery, or other issues related to the transmission or receipt of text messages. Delivery of text messages is subject to effective transmission by your mobile carrier and is not guaranteed. By providing your phone number and consenting to SMS communications, you acknowledge and agree that Southeast Drains LLC will not be liable for any damages, losses, or issues arising from delays, non-delivery, or failure to receive any text messages sent in connection with your service request.
Privacy Policy & Data Handling
Southeast Drains LLC is committed to protecting the privacy and security of your personal information. This section describes how we collect, use, and protect the information you provide when requesting plumbing services.
Information We Collect
We may collect the following types of information: name, address, phone number, email address, service location, plumbing issue description, payment information, and any other information you provide in connection with a service request.
How We Use Your Information
We use your information to: process and fulfill your plumbing service requests; schedule appointments and dispatch technicians; send service confirmations, estimates, invoices, and follow-up communications; and improve our services. We do not sell your personal information to third parties.
SMS Opt-In Data — No Third-Party Sharing
Your SMS opt-in consent and phone number will not be shared with, sold to, or rented to any third party for purposes unrelated to providing you with our plumbing services. We may share your information with platform providers, phone companies, and vendors who assist in the delivery of text messages solely to facilitate your service communications.
All of the above categories exclude text messaging originator opt-in data and consent. This information will not be shared with any third parties for marketing or unrelated purposes.
Data Security
Southeast Drains LLC implements industry-standard security measures to protect your personal information against unauthorized access, use, or disclosure. However, no method of electronic transmission or storage is 100% secure, and we cannot guarantee absolute security.
Data Retention
We retain customer information for as long as necessary to provide services, comply with legal obligations, resolve disputes, and enforce our agreements. You may request deletion of your personal information by contacting us at [email protected], subject to any legal retention requirements.

Governing Law
These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. Any dispute shall be handled in the appropriate court or dispute resolution forum as permitted by applicable law and any written agreement between the parties.
Changes to These Terms
We may update these Terms from time to time. The version posted on this page at the time of the service request or approval may apply unless otherwise stated in writing.
